This philosophy of business played out in the Okanagan region since Troika’s establishment in 1998 has resulted in a firm reputation and track record of success in the local marketplace.

Renee Wasylyk began Troika Developments as a property management company, holding single-family properties throughout Kelowna. While engaged as a land agent, development consultant, and property manager, Ms. Wasylyk developed and built Ambrosi Place, a mixed use two story commercial/residential professional building. In response to fluctuating construction costs and labour supply, the construction arm of Troika was created.

Troika has consistently faced the challenges of marketplace fluctuations and turned them into opportunities for investors. For example, during a period of soaring construction and labour costs, opinion in the local market place was that construction of rental units was not a viable alternative in spite of a severe shortage. Because of Troika’s in house construction and property management expertise, Troika was able to respond to the opportunity in the market with confidence producing a 54-unit rental building. Turning challenges and changes in the real estate market into opportunities for diversification is a key component in the fulfillment of Troika’s mandate to achieve a series of predictable and sustainable opportunities to profit.

As Troika’s track record has grown, so have its holdings, investor pool and projects. Multifamily projects of progressive scope have been completed, including Citybrook, a 36-unit townhouse project, Yaletown, a 122-unit condominium development, and The Gate, a 54-unit townhouse project currently under construction. Troika has several additional multi-family and commercial projects underway, including projects in Alberta and Manitoba. Troika is especially proud of its 220-unit single family lakefront community at West Harbour Kelowna, currently under construction.

From a platform of relationship and trust, the conscientious business considers the factors required for predictable and sustainable profitability. In spite of the last decade’s fluctuations in construction costs, labor supply, and product pricing, Troika has consistently offered projects to investors which capitalize on current conditions, offering diversification, and profit and growth opportunities.
