The Managing Broker, Rental and Strata Property Management-BC will lead the property management function, with a commitment to innovation and client satisfaction. Reporting directly to the VP Investments and Development, this role will be responsible for elevating the value and performance of every property that this function manages, with an emphasis on budgeting, cash flow forecasting, and operational business performance analysis and reporting. As a key part of the property management team, the Managing Broker – Property Management BC will ensure compliance with all applicable laws and regulations, including reporting BCFSA requirements within the rental and strata property management. This leader will demonstrate an entrepreneurial mindset combined with superior leadership skills and a thorough understanding of property management and the real estate industry. The position is based in Kelowna, B.C.

Key Responsibilities:

1. Leadership and Team Management: Provide strong leadership and direction to property management teams, fostering a culture of collaboration, accountability, and excellence.

2. Strategic Planning: Develop and implement strategic plans for property portfolios to optimize performance, enhance value, and achieve organizational objectives.

3. Tenant and Client Relations: Cultivate and maintain positive relationships with tenants, clients, and stakeholders, ensuring high levels of satisfaction and retention.

4. Financial Management: Oversee financial performance of properties, including budgeting, forecasting, and expense management, to maximize profitability and achieve financial goals, utilizing Brokerage reporting and property management software platforms, specifically with BCFSA financial management /reporting.

5. Lease and Contract Management: Lead lease negotiations, renewals, and terminations, as well as contract management with vendors and service providers, to ensure favorable terms and optimal outcomes.

6. Operational Excellence: Oversee the development and implementation of policies, procedures and best practices to improve efficiency and effectiveness as well as maintaining compliance with regulations and industry standards.

7. Risk Management: Identify and mitigate risks related to property operations, insurance, and legal liabilities, ensuring properties are adequately protected.

8. Asset Enhancement: Drive initiatives for asset enhancement, capital improvements, and property repositioning to increase property value and market competitiveness.

9. Performance Monitoring and Reporting: Monitor property performance metrics and KPIs and prepare regular reports and presentations for senior management and stakeholders.

10. Market Analysis and Research: Conduct market analysis and research to identify trends, opportunities, and competitive benchmarks, informing strategic decision-making and investment strategies.

Qualifications:

• Required: Real Estate Managing Broker License BC - Rental and Strata Property Management.

• Required: Minimum of 3 years managing a Brokerage as the Managing Broker.

• Bachelor’s degree in real estate, Business Administration, or related field.

• Minimum of 7 years of experience in property management, with a proven track record of success overseeing multiple properties and teams.

• Strong leadership and management skills, with the ability to inspire and motivate teams to achieve results.

• Deep understanding of BC real estate laws, regulations, and industry best practices.

• Excellent communication, negotiation, and interpersonal skills.

• Proficiency in property management software (YARDI) and Microsoft Office Suite.

• Strategic thinker with strong analytical and problem-solving abilities.

• Detail-oriented with a focus on delivering exceptional customer service and client satisfaction.

• Professional certifications such as CPM, RPA, or CCIM are highly desirable.

• Valid driver’s license

Rate of Pay:

• Salary $100,000 - $150,000 per annum plus Bonus (actual salary offered will be commensurate with education experience).
